Repairs
Leak repair, from the attic side first
Water shows up where it stops, not where it comes in. We follow the stain back.
Chimney flashing
The most common place for a leak on an older house.
Valleys
Where two roof slopes meet and the water and the snow collect.
Vent pipe boots
The rubber collars that crack in the cold.
Dormer walls
Step flashing where a dormer meets the main roof.
Shingles lifted by ice
Pried up along an eave where a dam sat.
Drip edge and fascia
Where meltwater ran behind the gutter.
Repair or replace?
When a repair is enough
A common rule: when the repairs you need would cost half or more of a new roof, replace it. Below that, a repair is usually the better buy.
We show you the photos and put both numbers in writing. If a repair will get you through, we say so.
