Re-roofing
A new roof that lets the attic breathe
On an older house, the new roof is also the chance to fix the eave and the air flow. We plan the ventilation and the ice barrier with the shingles, not after.
What goes on the estimate
Tear-off and disposal, down to the deck
A deck check, with a price per bad sheet written into the estimate
Ice and water barrier along the eaves and in the valleys
Drip edge, flashing and ventilation planned together
Cleanup with a magnet sweep for nails

Materials
Two roofs we install on older houses
Architectural asphalt shingles
The usual choice on a cape or farmhouse. Typically 25 to 30 years, and longer when the attic keeps the deck cold and dry.
Standing-seam metal
Sheds snow in sheets, so we place snow guards over doors and walks. Typically 40 to 70 years.
Wood shingle repairs
On roofs where the cedar is the character of the house, we repair and match, and say when it is time to replace.
How a re-roof runs
Day by day
- 01
Step 1: Day one
Cover the plants and the foundation beds, set the dumpster and tie off. Tear off what we can dry in that day.
- 02
Step 2: Day two
Deck repairs at the price per sheet, then barrier, underlayment, drip edge and flashing.
- 03
Step 3: Day three
Shingles or panels, the ridge vent, then cleanup and the nail sweep.
- 04
Step 4: If the weather turns
We stop and dry in what is open. Winter can double the time.
Re-roofing questions
How long does a re-roof take?
Most capes and farmhouses take one to three days of work. Steep roofs, metal and cedar take longer, and winter can double it, because crews work shorter days and wait out snow and wind.
Do I need a permit?
Most towns want one for a full re-roof. Ask us when you call; we tell you what your town asks for, and we can pull it if you want us to. Repairs often don't need one.
How long does a roof last?
Typical ranges, which depend on the house and how well the attic breathes: architectural asphalt shingles about 25 to 30 years, standing-seam metal about 40 to 70, cedar shingles about 25 to 50. A roof that sheds snow evenly and stays dry underneath tends to reach the long end.
What warranty do I get?
Two parts: the shingle or panel maker's material warranty, and our workmanship warranty. The terms are written on your contract: what each covers, how long, what voids it, and who registers it. Ask us to show you the papers before you sign.
